The Swiss-French involved in such documents often involves some quirky stuff.

Obligations du bailleur
Le bailleur doit veiller au bon fonctionnement des services généraux de l'immeuble (eau, gaz, chauffage, électricité, ascenseur, etc.), mais ne garantit pas leur régularité.
En cas d'interruption, il s'oblige à faire diligence pour en obtenir la remise en état de fonctionnement."

So "régularité" is not the same as "bon fonctionnement". Nor does the lessor *guarantee* bon fonctionnement: she, he or it merely "veille au" bon fonctionnement. I.e. "keeps an eye on their satisfactory operation".

What does the lessor not guarantee, then? This has got me scratching my head quite a bit.

Of course régularité in legalese (and I assume in Switzerland) also means "lawfulness". So it could just about mean "does not guarantee that the facilities are legally compliant".

Régularité = compliance with the rule littterally, i.e., these equipments are in an optimal state, are up to par.
