Any idea on how this term is translated into English?

or "individual apartment area"
This term seems to make sense for apartment buildings only.

Gross External Area
A really low confidence level on this one.
Gross external area (GEA) - The aggregate superficial area of a building taking each floor into account. As per the RICS Code of Measuring Practice this includes: external walls and projections, columns, piers, chimney breasts, stairwells and lift wells, tank and plant rooms, fuel stores whether or not above main roof level (except for Scotland, where for rating purposes these are excluded); and open-side covered areas and enclosed car parking areas; but excludes; open balconies; open fire escapes, open covered ways or minor canopies; open vehicle parking areas, terraces, etc.; domestic outside WCs and coalhouses. In calculating GEA, party walls are measured to their centre line, while areas with a headroom of less than 1.5m are excluded and quoted separately.

The emphasis is mine and is very reminiscent of your description:
"קירות חיצוניים ומחצית הקירות המשותפים בלבד"
It's pretty much a guess though so take it under advisement.

: Don't think so. Pladelet is the main house door (reinforced steel door - pladah+delet). Shetach Pladelet is the net inside area (house minus balconies, etc.) The area between the external walls + common areas/2

No I'm very dubious too, that's why I only gave it a "1". I found "pladelet" but no phrasing in English which included it, so I just looked at similar definitions. I was hoping Daniel Rabinovich or someone else with relevant expertise might be along.

Physican Boundries of Unit
The actual legal description and detail of unit. 'Unit' typically refers to an apartment or a condominium.
Because the physical boundries may vary from building to building, the term is general and must be defined for the project.
Because the physical boundries may vary from building to building, the term is general and must be defined for the project.
Example sentence:
The physical boundaries of the unit are the interior surfaces of the perimeter walls, floors, ceilings, windows and doors thereof, and the unit includes both the portions of the building so described and the airspace so encompassed... (etc.)

: Nope. This is a jargon term w. no official translation (Pladelet is a brand name). This translation would be misleading because it includes very clear different parameters based on vague definitions and guesswork.

Perhaps, but the Hebrew explanation states; "area of apartment including ext walls and half of the common walls only, and excluding any common areas which are not part of the apartment." Based on this I believe I was accurate. (It is womewhat ambiguous.)
