one room plus services (kitchen and bathroom)
a monolocale or bilocale counts the bedrooms as rooms, but not the bathroom and kitchen, so I would say that this is a studio apartment, but it might be worth checking with the client to be completely sure.

Comment: "Thanks, Sally. This seems to make the most sense, and I will be checking with the client."

one room and accessory rooms
Accessori are additional rooms/spaces not used for general living, such as garages, storerooms, washrooms etc. I don't think there is a specific word in English - all the rooms would probably be listed. You could maybe call them accessory rooms.

one room plus functional rooms
Bedrooms and parlors are where you spend most of your time. Kitchens, bathrooms, storerooms, laundry rooms, gyms, balconies, etc. are where you go to perform specific acts that usually require special equipment that is either bulky or attached to the building and hence immobile. So they are functional, because they serve a function that cannot be served by bedrooms or living rooms. The exception is storerooms, which contain nothing except space. Balconies are equipped with views of the street. I'm not sure about dungeons.
