The law covers most types of housing, and includes compliance guidelines for landlords, property managers, builders and real estate agents. The chief concern for buyer's reps is that they not engage in steering, the act of directing home buyers (or tenants) to a particu lar area that is chosen by the agent, not the buyer.

I see some good options for "steering" up there, but one could just as easily skip the term and head straight for the definition. So in English: "they not engage in (the act of) directing home buyers" -- sweet and simple

Yo lo tenía traducido del siguiente modo... a ver qué os parece: "La principal preocupación para los representantes del comprador es que no pueden “persuadir” (actividad que en inglés se conoce como “steering”) a un comprador o arrendatario a que visite una zona concreta que no haya elegido el propio comprador."

I have a real estate broker's license. "Steering" is the act of directing a client toward a particular neighborhood because of the racial composition of the neighborhood, and is illegal. For instance, intentionally showing a black client only houses in neighborhoods where most of the residents are black or vice versa. "Redlining" is the banking practice of only making loans in neighborhoods with certain racial compositions, and is also illegal.

I wonder if (a shot in the dark) we could use "encarrilamiento" or encauzamiento" I know neither one has a negative meaning in Spanish but neither does "steering" on its own, it is just the act of directing the course of. Just a thought :-)

I'm not sure if it helps to know that "the act of directing home buyers to a particular area that is chosen by the agent" is an appositive, i.e. it clarifies or defines the term to which it refers, "steering." So "steering" is defined as "the act of...etc."

Disculpa. Creo que se puede matizar la respuesta. Entendido como el temor a que les acusen de malas prácticas, también se puede traducir como:
la mayor preocupación ... es que "se les relacione con la canalización ilegal del mercado, que dirige a los compradores..."

agree Phoenix III : canalizar es preciso; para la segunda parte, yo diría "guiando" en vez de dirigiendo. Es más sutil y de acuerdo con la infracción que se comete.
